Durrës Yachts & Marina is the new waterfront district taking shape on part of the old harbour of Durrës, Albania’s oldest port city, 40 minutes from Tirana. It is developed by Eagle Hills, the Abu Dhabi company behind Belgrade Waterfront, and brings together a yacht marina, luxury hotels, beach and branded residences, shopping, dining and a new promenade. The first residential buildings are under construction and apartments are on sale.

The back story

Durrës has been a port for more than 2,600 years. Greek colonists founded Epidamnos here in the 7th century BC; as Roman Dyrrachium it was the start of the Via Egnatia, the road to Constantinople, and its Roman amphitheatre, Byzantine walls and Venetian Tower still stand a few minutes’ walk from the quay.

In modern times the harbour became Albania’s main commercial port, its cranes, warehouses and ferry piers filling the waterfront below the old town. Albania is now planning a new commercial port at Porto Romano, north of the city, designed to take over cargo from the old harbour in time, and that opens part of the historic waterfront to a new life.

Durrës has been a port for more than 2,600 years. Now part of its harbour is becoming a place to live by the sea.

A new waterfront

Durrës Yachts & Marina is that new life. Eagle Hills, the Abu Dhabi developer founded by Mohamed Alabbar and the force behind Belgrade Waterfront, launched the project in November 2022. The plans bring together a marina designed for large superyachts, a terminal for cruise ships, luxury hotels, beach and branded residences, shops and restaurants, beach and marina clubs, parks and a promenade along the sea.

The idea is the one Eagle Hills has followed on the Sava in Belgrade: a complete piece of city on the water, open to residents and visitors alike, with the old town’s monuments a short walk away.

Where it stands

The first residential buildings are rising on former port land, and apartments are on sale in a series of launches with names such as Marina Waters, Seaside, Parkland and Parkpoint. The marina, the hotels and the promenade follow in later phases, and completion dates have not yet been published.

Durrës for visitors today

While the new waterfront takes shape, Durrës is already an easy and rewarding day out from Tirana: the Roman amphitheatre, the Archaeological Museum, the Venetian Tower and the walls, and a long seafront promenade with sandy beaches stretching south of the city.

If you are thinking of buying

Homes are sold through the developer’s own sales team. As with any purchase off-plan abroad, take advice from an independent lawyer in Albania before you sign, and check the construction stage and handover terms of the building you are buying.

Our advice: pair a look at the new waterfront with the amphitheatre and a seafood lunch on the promenade, and if you are buying, take independent legal advice first.
